    RE/MAX Reports Home Sales Activity in Metro Chicago Real Estate Market Rose 19.3% in the Third Quarter after Posting 12.6% Gain in September

    Home sales in the seven-county metropolitan Chicago real estate market continued their third-quarter surge in September. RE/MAX reports that home sales for the month were 12.6 percent higher than in the same period of 2010, while sales for the full third quarter of 2011 were up 19.3 percent from the same period last year, based on an analysis of sales reported by Midwest Real Estate Data, LLC (MRED).

    Sales of detached homes rose 11.1 percent in September, and the median sales price was $ 175,000, a reduction of 6.8 percent from the median of $ 187,750 achieved in September 2010.

    In the category of attached homes (primarily condominium apartments and townhomes) sales were 15.4 percent higher than the same month last year. The median sales price was $ 133,000, representing a decline of 14.7 percent since September 2010.

    The average time required to sell a detached home rose six days to 158 days, while the average market time for those attached units that changed hands was 184 days, an 11 day increase from September 2010.

    For the full third quarter, the RE/MAX analysis shows that sales of detached homes rose 18.4 percent to 12,927 units, and sales of attached homes rose 21.1 percent to 6,879 units.

    The median price of detached homes slipped 5 percent for the quarter to $ 190,000, compared to a median of $ 200,000 in the third quarter of 2010. The market for attached homes saw a greater downward trend, with the median price falling 15 percent to $ 142,000 from $ 167,000 a year earlier.

    The average market time for homes sold during the third quarter was 166 days, 10 days longer than during the same period in 2010. Market time is the period between the date a home is listed for sale and the date it goes under contract.

    Distressed properties, a category that includes foreclosed homes and short sales, represented 7,277 or 36.7 percent of all homes sold in the metro area during the third quarter, down from 39.4 percent a year earlier. In September alone, distressed properties accounted for 39.7 percent of the total or 2,378 sales, down from 42.6 percent during the same month in 2010.

    Individual Counties.

    All seven counties in the metro area registered third-quarter increases in home sales activity compared to 2010. In five counties, the increase in sales for the quarter exceeded the metro-area average. Sales activity for the quarter increased 37 percent in DuPage County to 2,486 units; 27.3 percent in Kane County to 1,469 units; 30.8 percent in Kendall County to 459 units; 25.5 percent in Lake County to 1,917 units and 32.5 percent in McHenry County to 840 units.

    Cook and Will counties experienced increases in sales activity somewhat below that of the metro area as a whole. Cook County sales totaled 10,988 units, a 13 percent increase, and they represented 55.5 percent of all sales in the seven-county area. Sales in the City of chicago rose just 9.2 percent for the quarter to 5,107 units. In Will County, 1,643 units changed hands, yielding a 17.8 percent increase.

    In contrast to its below average increase in transactions, Cook County delivered the best results in terms of the change in its median home price. The county had a third quarter median price of $ 172,000, 4.4 percent lower than during the same period a year ago, and the City of Chicago saw the median home price increase 2.5 percent to $ 194,800.

    Will:                             $ 164,000         -11.4 percent

    Year-to-Date Activity

    Homes sales through the first nine months of 2011 in the metro area have totaled 52,672, which is 4 percent lower than during the same nine months of last year. However, the third quarter increase in sales activity suggests that by year-end, 2011 is likely to generate total sales exceeding those of 2010, according to Laura Ortoleva, a spokesperson for RE/MAX in the Northern Illinois region.

    Bad Economy Turns Renters Into Roommates: Recession Has Renters Tripling Up Instead of Doubling Up to Save Money











    Since the recession officially began in Dec 2007 renters have searched increasingly for 3 bedroom apartments over 1 bedroom apartments.

    Faced with uncertain economic times, renters around the nation are saving money on their monthly housing costs by opting to split a 3-bedroom apartment rather than living alone in more expensive 1-bedroom apartments. MyNewPlace, one of the largest online apartment listing sites, recently conducted a survey of internal search data, which showed that the share of searches for 3-bedroom apartments made significant gains at the expense of 1-bedroom apartments since the beginning of 2008.

    Based on a sample of nearly 10 million searches for 1-, 2-, and 3-bedroom apartments that took place on MyNewPlace.com between January 2008 and June 2009, the percentage of searches for 3-bedroom apartments consistently increased each quarter while searches for 1-bedroom apartments decreased. The share of searches for 2-bedroom apartments meanwhile stayed steady, suggesting that instead of ‘doubling up,’ renters are tripling up for even greater rent savings.

    Since monthly rents are often lower per bedroom the more bedrooms an apartment has, the changing search patterns reflect an overall trend of renters looking for more economical housing options without sacrificing ideal locations and amenities.

    Top Ten Cities for Roommates Looking to Save on Housing

    Where are savvy renters saving money by moving in with roommates? Combining regional search data with average prices for apartments listed on MyNewPlace, MyNewPlace.com put together a list of the top ten cities where renters are saving:


        Washington, DC: Not surprisingly, the cities with the highest rents often offer the highest potential for savings. The share of 3-bedroom searches in the area around the nation’s capital has grown by 87%, with renters saving as much as $ 800/month by bunking up–nearly $ 10,000 per year.
        Philadelphia: Faced with high housing costs, renters in the City of Brotherly Love are getting friendlier than ever, with searches for 3-bedroom apartments more than doubling, with average savings of around $ 490 per month.
        Atlanta: Atlanta saw 1-bedroom searches decline by half and 3-bedroom searches more than double, as eager renters pursued $ 413/month savings by moving in with roommates.
        San Jose: Silicon Valley renters sought to mitigate the area’s notoriously expensive rents by finding roommates–at a savings of more than $ 600/month.
        chicago: Windy City residents braced against the chilly economic climate by cozying up with roommates, doubling up their 3-bedroom searches, to the tune of $ 560/month savings.
        Denver: Renters are tripling up in the Mile High City at some of the highest rates in the country, and saving nearly $ 350/month in the process.
        Los Angeles: In the City of Angels, even the beautiful people are moving in together. Three beautiful people under one roof could save more than $ 525 each.
        Seattle: 3-bedroom search share increased 113% from January 2008 to June 2009, with savings of up to $ 500/month for each roommate. That’s a lot of cups of coffee.
        Las Vegas: Nevadans aren’t gambling when it comes to their housing costs. Las Vegas has seen the highest growth in 3-bedroom searches nationwide, and each roommate could be saving $ 360/month.
        Boston & Cambridge: Renters in the Boston area aren’t tripling up at quite the rates of the rest of the cities on our list, but they should be–there’s up $ 880/month to be saved.

    Dance Chicago , in conjunction with the Cliff Dwellers Arts Foundation, awarded Dane Campbell the 2009 Dance Chicago Choreographer of the Year Award.

    He was selected based on the three pieces he created for the 15th annual Dance Chicago festival. Those distinctive works and performance locations were:

    He received a $ 1,000 prize from the Cliff Dwellers Arts Foundation, which was presented at a reception in the Cliff Dwellers Club on Friday, December 18th. As Chairman and Artistic Director of Full Effect Dance Theatre, Campbell has helped craft FEDT from a Chicago juke dance squad to a film and stage performance company said to be “the training ground for tomorrow’s entertainer”. Full Effect dancers have worked with artists such as Missy Elliott, Ciara, Keyshia Cole, Lupe Fiasco, Beyonce, Olivia, R Kelly, Xscape, just to name a few. They have appeared in several music videos and even Verizon Wireless commercials. After winning a slot on the nationally syndicated Randy Jackson’s America’s Best Dance Crew (MTV), in 2008, the company toured Europe bringing Chicago’s unique style to Italy.     Harbor Group Int’l Acquires $ 190M Residential Portfolio in Baltimore

    Harbor Group International, LLC (“HGI”) announced today that affiliates of the Company have acquired a six-property multifamily portfolio (the “Portfolio”) located in Baltimore, Maryland. The Portfolio includes 1,984 apartments at a purchase price of $ 190 million. The seller is an affiliate of Sawyer Realty Holdings, LLC.    

    The Portfolio consists of the following properties:

        Crosswinds at Rolling Road, 808 units
        Diamond Ridge, 92 units
        The Glens at Rolling Road, 270 units
        Granite Run, 264 units
        Rolling Wind, a 280 units
        Stratton Meadows, 270 units

    HGI plans to invest an additional approximately $ 7.75 million (approximately $ 3,900/unit) into various exterior and interior renovations to the Portfolio.

    According to a recent study by the American Society for Aesthetic Plastic Surgery (ASAPS), the most frequently performed surgical procedure is breast augmentation. Dr. Brian Braithwaite, a board-certified plastic surgeon in Chicago, says his practice has reflected these statistics and has also seen a rise in the number of overall cosmetic surgical procedures. The ASAPS study also reported a 9% increase in demand for plastic surgery. Following breast augmentation, liposuction and eyelid surgery are two other top procedures listed in the survey.

    The study released by the ASAPS notes an increase in overall approval rating of cosmetic plastic surgery amongst Americans, rising to 51% of the total population. With the recession easing and job markets starting to show signs of opening up again, Dr. Braithwaite says patients are more willing to undergo procedures that could enhance their appearance and give them an aesthetic edge over the competition.

    Dr. Braithwaite also says the popularity of breast augmentation and overall plastic surgery procedures is most likely a result of the vast array of innovative and cutting edge techniques for producing minimal scarring and natural shape. He adds that as surgeons continue to pursue methods that lead to higher quality results, the demand for breast implants and other cosmetic enhancements will increase as well. “I find that breast augmentation is popular in my practice because it provides a safe and durable result with a very brief recovery period.”
